i played around with this app and found it "hard" to build it.
so this PR provides and build MakeFile and sub-modules to build the app, openUsd and openSubdiv.
OS:
Almalinux 9 (RHEL)
PS: this is just a proposal there are many ways to do this maybe this can be a Discussion starter (Nice Project btw)
